The secret to our 90% clearance rate.

Twenty years ago, when my good mate and Ray White Collective business partner, Haesley Cush, opened the doors of Ray White New Farm, one of the first moves he made was to instil an auction culture. Traditionally, Queenslanders haven’t been comfortable with the auction method, unlike those south of the border who’ve long thrown almost anything under the hammer.

It wasn’t so long ago that Brisbane’s weekly clearance rate limped along at around 20%, lagging behind the 60 to 70% achieved in Sydney and Melbourne. But how times have changed, and I’m proud to say Haes and I have been at the forefront of the auction movement here at home. Our results speak volumes.

According to data house CoreLogic, Brisbane’s clearance rate last week was 66.1%, up from 65.5% the week before. Not bad, but our Ray White Collective clearance rate sits at a whopping 90%. We have 35 auctions on the order of sale at this Saturday’s in-room monthly auction event, and I’d back every single one of those properties to sell.

What’s our difference? We know auctions. We’ve been running them for two decades and educating our market on best practice. We know how to engage vetted buyers in an intimate setting designed to enhance competition and therefore success rates for our vendors. Not all properties, due to the circumstances surrounding them, are suitable to sell under the hammer, and rest assured, we’ll tell you that too while suggesting alternative methods to achieve a premium outcome.
