How to beat the millions migrating to Brisbane

Have you driven down the M1 lately? There was a time, not so long ago, when it took a flat 45 minutes to commute from Brisbane to the Gold Coast. That was also when the highway was bordered either side by thick Aussie bushland for as far as the eye could see. Those trees have made way for industrial and residential development, with suburbs including Ormeau and Pimpama being the big players in contributing to the massive urban sprawl and a road trip that now takes twice as long. 

This thirst to live in the South East will continue to see the population skyrocket, with an additional 1.5 million people by 2041, adding to the region’s current population of around 3.8 million people. Many of these people will be based in Brisbane, where there’s already significant pressure on the supply of dwellings to own and rent. 

A recent survey by Finder showed 7 per cent of Australians were planning to buy property in Brisbane ahead of the 2032 Olympic and Paralympic Games, so just how great an impact will that have on our city’s property prices? Keep in mind housing values here have already risen more than 50 per cent since the start of Covid.

Put simply, the impact will be unprecedented. 

More residents increases demand for housing, particularly in areas associated with infrastructure. Brisbane is booming and building – think Brisbane Metro, Cross River Rail and the swathe of imminent Olympic developments. Lifestyle is another enormous lure, which is why inner-city suburbs hugging the Brisbane River with village-like amenities consistently rank as Brisbane’s most attractive…New Farm, Teneriffe, Hawthorne, Bulimba, Hamilton. With dwelling completions failing to keep pace, Brisbane’s housing market momentum is set to soar well into the next decade.
