Do the work over Christmas to save you next year

Now is the time to put in the hard yards if you’re considering a move in 2024.

Our friends at News Corp report Brisbane house values could soar by up to 6 per cent next year, with PropTrack research showing home values in the capital increasing 8.9 per cent in the year to November 30.

If you’re even remotely considering selling your property within the next 12 months, the data shows market conditions (buoyed by interstate migration, low stock and construction costs) are well in your favour. 

I recently mentioned a few tips covering off how to best prepare yourself and your home for sale, but thought we’d dive a bit deeper this week into specific steps: 

  • Declutter well in advance, particularly if you’re moving on from an established family home
  • Use your Christmas break to tick off those property maintenance jobs which have been on your to-do list for months – clean gutters, paint retouching, update lighting
  • Don’t forget the surrounding landscape, as an attractive front entrance, is the first step in making a good impression – mow, hedge, trim, weed (or employ someone to do it)
  • Be proactive in contacting real estate agents for opinions, advice and guidance regarding what exact improvements can be made to your property to reap the biggest bang for buck
  • Finally, work with an agent who will provide a record of results, justify the sale price floated, and offers a proven sales process
