Achieving best bang for buck

There’s something different about this time of year in Brisbane. Ekka has come and gone again in a flurry of strawberry sundaes, winter woollies are being sent to the back of the cupboard, and the sun starts to show itself before the morning runners have wrapped up their riverloop. It’s the sweet smell of spring, which often means renewed energy in the market.

Now we don’t need to rely on renewed energy in Brisbane’s prestige selling circles, as the market here’s never looked healthier. Traditional selling “seasons” went out the window, along with COVID lockdowns, yet there remains an uptick of buyers around this time of year who are desperate to be in a new home before Christmas.

Across the board, Brisbane remains a sellers’ market with more sales than new listings in the three months to July (CoreLogic). Which means if you’re considering a move in 2024, now is the time to pull the trigger.

Let me dive a bit deeper into clear actions you can take now, as a prospective seller, to draw best bang for buck out of the sale of your property;

  • Declutter, particularly if you’re selling a family home you’ve held for many years
  • Cover off those annoying property maintenance jobs including the cleaning of gutters, paint retouching and lighting updates
  • Focus on landscaping – mowing, hedging, trimming – as first impressions count
  • Proactively reach out to real estate agents for advice on the improvements worth investing your time and energy in
  • Work with an agent who provides a record of results, justifies the expected sales amount, and offers a proven selling process

Please remember I’m available to offer recommendations and support on everything from stylists to best sales strategy.

Enjoy your weekend
